Thanks to the resources of our interdisciplinary studio, our deep expertise in the redevelopment of places and sites allows us to tackle projects of any scale, with master plans from site-specific interventions, to master plans for small or large urban areas.

We strongly believe that urban centers as managed today, instead of being part of the environmental problem, can become the solution.

Urban centers, traditionally perceived as devourers of resources and producers of pollution, will necessarily have to transform themselves into engines of ecological regeneration, It is not a paradox, but our vision of regenerative cities.

Urban land can be
regenerated.
Abandoned desert areas or peri-urban deserts transformed into fertile oases thanks to advanced irrigation techniques, native plants and water recycling.
Abandoned land, abandoned industrial areas, asphalted parking lots that with depaving are reborn to new life as urban gardens, community gardens, production parks.
Not only that, but we strongly believe that cities can also become centers of zero- kilometer food production, reducing dependence on intensive agriculture and the need to transport food from afar.

One of our projects in particular that stands out, suggesting an example of regeneration is undoubtedly The Infinite Blu 

a fenced acropolis that dissociates itself from the chaotic expanse of Doha.

LOCATION SITE A R E A
The site dimensions are approx 550 m x 2800 m. It has a rectangular geometry and it is located at south of Emiri Guard Camp compound.

It is surrounded for two sides – South / West – by desert; one side – North – is narrowed to the com-pound and the last one – East – is close to green area and projected in direction of The Palace Of H. H. Sheikh Hamad Bin Khalifa Al Thani.

It is well connected to main highways and com-mercial area named Mall Of Qatar.

Living surrounded by nature, is the maximum aspiring to get a most relaxed family life. We know that the perfumes, colors and shapes of Nature are something of new every day, following the change of seasons they show multi face lan-guages. That helps our eyes to be a perfect tool to refresh mind and body living in the best place on the planet.
Starting from this simple conside-ration and following to our rin-ciples on well-being lifestyle, we have imagined to create a sort of new oasis for finding that place restore you through the silent and good vibes coming from around you. We thought about a natural shaped fence made by soft hills as green waves that give relax feeling.

What you can find around you is the first way to get the most wel-coming and it is the main reason because you will choose to live there. We know that, throughout a good design, is possible to recall a good feeling to invite to explore a unusual, different and new place to live.
Following to the principles which considering the privacy as a main need for family living, we create for each plot, an dedicated oasis whe-re isolate and protect your family with, at same time, the possibility to welcome friends or guests re-specting the nature of your lifestyle.

There is increasing talk of environmental sustainability, the correct exploitation of resources and the lowering of pollutant emissions.

Responsible interaction with the environment is essential to continue to produce goods and services and at the same time safeguard the planet, making it available to future generations. Everything revolves around the concept of sustainability and its different declinations.

But what does sustainable mean
for the planet?
Sustainable development means learning to live within the limits of a single planet: in a fair and dignified way for all, without exploiting – to the point of impoverishing – the natural systems from which we draw resources and without exceeding their capacity to absorb waste and waste, generated by our activities.

The concept of sustainability was introduced during the first UN conference on the environment in 1972, although it was only in 1987, with the publication of the Brundtland Report, that the goal of sustainable development was clearly defined, which, after the UN conference on environment and development in 1992, became the new paradigm of development itself.

The Iris Buildings is a new regenerated urban area.
Destined to become one of the most important districts of the real estate market and to redefine and expand the skyline of Brussels. Four residential buildings based on and designed on the principles of investment and sustainable construction, in particular in terms of energy savings and operating costs, carbon-free construction materials, and finally the integration of Living Wall or vertical gardens.

Regenerative areas, to
give back more than
what is taken
Another project of full sustainability and respect for the environment under development is the redevelopment of a peripheral area in Parma in Italy.
A marshy, muddy and uncultivated area and in complete degradation for several years.
The development plan of 189,000 square meters provides for the creation of a new Business area with a new road network. The new complex will be surrounded by a new dock through the creation of small artificial lakes and connected wetlands and finally the adjacent construction of a new residential development area.
IN THIS PROJECT
WATER IS ONE OF THE DOMINANT THEMES
Water, often wasted and polluted in traditional cities, becomes the lifeblood of regenerative cities. In this project, every roof, every waterproof surface, is transformed into a rainwater harvesting system. Underground canals that convey water into underground reservoirs to recharge aquifers, counteracting drought and preserving this precious resource. The area is able to absorb rainwater and gradually return it to the environment, mimicking the natural water cycle.

Not just ornamental bodies of water, but real ecosystems designed to purify wastewater in a natural way, and increase urban biodiversity. Marshes, ponds, reeds that filter water through biological processes, creating precious habitats for amphibians, water birds and insects.
We are convinced that every neighborhood should have its own regenerative wetland, we could transform wastewater into a precious resource, reducing the load on traditional purification plants and creating oases of naturalness in the city.

AN INNOVATIVE URBAN PLAN, DESIGNED SPECIFICALLY FOR COMPANIES IN THE NEW ECONOMY AND TO BE BUILT WITH ZERO CO2 EMISSIONS.
The project for the Unicorn Island in Chengdu, China, an international design competition organized by the Chengdu government.
The masterplan was created according to the guidelines of the competition.
Conceived as a center for high-tech growth companies, a futuristic district dedicated to innovation and technological development for start-ups and businesses. The project covers an area of over 60 hectares and integrates large public green spaces, natural water management and areas for urban agriculture. Designed to be built with zero emissions
of C02.
As mentioned, regenerative cities do not just
reduce environmental impact, but aim to
reverse the course.
Starting from building materials, buildings can be made with carbon-negative materials, capable of storing CO₂ instead of emitting it.
Hemp-based materials , or cement that captures carbon, are just a few examples of innovations for sustainable construction.
Our idea is that every new building can become a “carbon sink”, actively contributing to reducing the concentration of greenhouse
gases in the atmosphere.

In the construction sector, according to a 2019 World Building Council report, building and construction are responsible for 39% of all
carbon emissions in the world, with operational emissions (heating, cooling, lighting, etc.) accounting for 28%. The remaining 11% is
attributed to the carbon emissions embodied in the materials used and the construction process itself.

In 2018, commercial and residential facilities accounted for about 28% of energy consumption used in the United States, according to the U.S. Energy Information Association. According to the researchers, energy inefficiency on construction sites is a key component in these statistics.

With the advent of alternative technologies and materials, such as bioaggregates and electric tractor motors, there is no shortage of
new sustainable approaches to construction.

hemp-based
Some of our projects are designed and built entirely with carbon-negative materials and new sustainable approaches to construction in total respect for the environment.
Particular attention is paid to the project carried out on an area of 48,000 square meters in Kolomna, Russia, southeast of the capital
in Moscow Oblast.

This oblast is among the most industrialized in Russia; in fact, in its territory there are numerous chemical, mechanical, food
and refining and logistics industries and there is

an interesting reconversion of the territory
towards green and sustainable policies
The entire complex was designed entirely with building materials made thanks to the use of hemp from the blocks, plasters, stuccoes, screeds, mortars, paints, insulating panels and other derived products.
Hemp-based building materials are insulating materials obtained by wet-mixing hemp shiv with a lime-based binder. It provides a vapor-permeable and airtight layer that also has a large thermal mass.
The CO2 absorbed during the growth of the hemp plant in combination with the continuous carbonation of the lime-based binder, makes this material carbon negative. This means that more atmospheric carbon is sequestered during the useful life of the building than is produced during the entire construction process.
Hemp to reinforce concrete: a new technology
Today, thanks to a new technology developed by researchers at Rensselaer Polytechnic Institute, America’s first technology research university, this skeleton could be transformed and could be made from a completely different, but equally resistant raw material: hemp. The research team, in fact, claims to have developed a hemp-based reinforcement technology for the construction of concrete structures: a thermoplastic reinforcement reinforced with natural fibers that could replace steel in concrete buildings and infrastructure projects, thus eliminating common corrosion problems and extending the life of the structures themselves.
The result is a healthy, moisture-free and
natural indoor environment.

Since the property has a considerable area available, the design idea starts from the proposal to create a place with characteristics of local typicality but seen and experienced in a contemporary way.

Our evaluations have led to a proposal for a development project Oliva Gessi Maison Lounge & Spa Resort which provides for the overall review of the road network, farmhouses to be used as suites and holiday apartments to be rented for both short and long periods for a medium-high target, redevelopment of outdoor places with the creation of services, with natural water oases, recreational spaces, swimming pool, green spaces, gardens, roof gardens, vertical gardens, outdoor spaces, parking spaces.
